The challenge
In theory, it has long been agreed that cities should become denser in their centers rather than growing at their edges. However, putting this into practice is not so easy. This is true even (or perhaps especially true) in Berlin-Kreuzberg, the most densely populated district in Berlin and one that has been politically dominated by the Greens and the left for decades.
With WoHo, Germany's tallest wooden high-rise to date, standing at 98 meters and 29 stories, will be built in Kreuzberg in the coming years. The project's unique features include a diverse mix of residents and apartment types, as well as public spaces for the neighborhood.
Simon Wöhr, as project manager at Belius GmbH, co-designed and significantly prepared and followed up on the expert and citizen participation processes.

The tactic
Im Auftrag von Belius übernahm Simon Wöhr das leitende Projektmanagement innerhalb der Gutachtergemeinschaft mit raumlabor und Multiplicities. Zunächst wurde eine Machbarkeitsstudie erarbeitet, die Potenziale, Nutzungsszenarien, städtebauliche Rahmenbedingungen, Betreiberfragen und wirtschaftliche Grundlagen zusammenführte. Darauf aufbauend wurde in einem weiteren Auftrag die Konzeptvergabe für das knapp 12.000 Quadratmeter große Grundstück vorbereitet und durchgeführt.
Der Prozess verband städtebauliche Analyse, nutzerorientierte Programmentwicklung, dialogische Abstimmung mit Verwaltung und Auftraggeberin sowie die Übersetzung kultur- und kreativwirtschaftlicher Bedarfe in belastbare Vergabekriterien. Ziel war nicht nur ein gutes Verfahren, sondern ein tragfähiges Modell für einen Ort, der langfristig bezahlbar, produktiv und öffentlich wirksam bleibt.
The result
Meanwhile, the architectural firm Mad arkitekter from Oslo has created a design with four buildings of different heights, and the project is currently in the planning approval process.
